Tips for renting and buying safely
How to spot fraudulent listings and protect yourself when renting or buying a home.
Warning signs
- The price is far below similar properties in the same area.
- The advertiser says they are abroad and can't show you the property.
- You're asked for a holding deposit, the rental deposit or a “reservation fee” before the viewing.
- They offer to send the keys by courier or to use a paid “guaranteed” payment service.
- Pressure to decide within hours, or communication only through instant messaging.
Before you pay
- View the property in person or on a live video call.
- Check the owner's identity and, if possible, get a land registry extract (nota simple) from the Property Registry.
- Sign a written contract and pay by bank transfer to an account in the name of the landlord or seller.
- When renting, the legal deposit is lodged with the relevant regional body: ask for the receipt.
If you suspect a listing
- Use the “Report listing” button: we'll review it and remove it if appropriate.
- Don't share identity documents or bank details with strangers.
- If you have been the victim of a scam, report it to the Policía Nacional or the Guardia Civil.
